FAQ's:

 Why do we ask for an "application fee" for every occupant?

As an owner, landlord or the property manager, we have to research all occupants in order to make a determination of the viability of the tenant's creditworthiness and likelihood of a worthwhile perspective renter.

 

How long does this application processing take?

Normally 72hrs, but this is predicated by how accurate the information that you provided us on the application and how fast your employers and previous/current landlords take to respond to our verbal and written request.

*** Please read and understand what WE will need from you to process your application? ***

Step 1:  Fill out ONE application form legibily and completely per occupant over the age of 17 years of age.

Step 2:  Fax the application, bank statements and check stubs to 214-224-0118 or email us at rentals@roddy.com.

Step 3:  Pay the application fee for EVERY occupant over the age of 17 years old.  You will receive a EMAIL from TransUnion "SmartMove" and you will need to click on the link and provide this secure website with the information neccessary to  process your application 

Step 4:  Provide Other Documentation


  • Employment:  (3 months of employer check stubs)
    Prospective residents must be employed by the same employer for no less than six (6) months within the last 2 years. Should a prospect be recently transferred or relocated, they must have six (6) months prior verifiable employment, as well as current verifiable employment.
  • Rental History:
    Prospective residents must have lived for a minimum of six (6) months at their present verifiable residence. Prospective residents must have confirmable residency for a minimum of the past twenty-four (24) months. Previous payment history will be reviewed and no negative rental history will be accepted. Negative rental history is described as, but not limited to the following: Any damages owed, rental related debt as described above, and/or evictions filed within the past sixty (60) months.
  • Pets:
    Pets are allowed subject to the discretion of the property owner. Pet deposits vary depending on property but are usually $150 for pets under 20lbs and $200 for pets over 21lbs +. 

Self Employed, Retired or Not Employed

  • Bank Statements: (3 months of bank statements)
    A negative check writing code will result in applicant paying for rent by certified funds and a higher depost.
  • W2's from previous 2 years:  photocopies

 

Roddy Real Estate and Roddy Rentals, supports The Fair Housing Act as amended, prohibiting discrimination in housing based on race, color, religion, sex, national origin, handicap or family status. The following qualification standards will be required from every prospective resident.  In addition, a lease guarantor may be required for approval.

Finally, we understand your credit is not "perfect"?

We understand that you may have had challenges in the past and that there might be derogatoryitems on your credit reports and/or unsatisfactory reports from a previous landlord.  Believe us, we wish that every applicant was "approved" but our clients are looking for us to provide them with a "complete overview" of your history and viability of you being a wonderful tenant for them.
